Repairs that fix the cause, not the stain
Water rarely enters where it appears. A ceiling stain in the middle of a room can start at a wall flashing twenty feet away and travel along a truss. Finding the actual entry point is most of the work; the repair itself is often straightforward once you know where to look.

A stain that grows after rain
Active entry. Worth documenting the pattern — which storms produce it tells us a great deal about the direction and the detail involved.
Missing shingles or displaced tile
Often wind. The exposed area matters less than how long it has been open and what is underneath.
Damaged flashing or boot
Pipe boots and flashing fail long before the field of the roof does. They are also the cheapest thing on a roof to put right.
Something is visibly sagging
Treated as urgent. Sagging is a structural signal, not a surface one, and it gets looked at before anything else is quoted.
Scope
What the work actually includes
Written out because this is the list an estimate should be comparable against — including the lines that are easy to leave off.
Leak diagnosis
Roof-side and attic-side inspection to trace the path back to the entry point, with photographs of each stage of the trace.
Targeted repair
Flashing, boots, valleys, ridge, fasteners, isolated deck or underlayment sections — repaired to match the existing system.
Emergency tarping
Where active water entry needs to be stopped before a permanent repair can be scheduled or scoped.
A written condition note
What was found, what was done, and what we would watch. If the roof is near the end of its life, that is stated plainly in the same document.

When we will tell you not to repair
If a repair would be money spent on a roof that needs replacing inside a year or two, we say so — in writing, with the photographs that support it. A repair that buys eighteen months on a twenty-two-year-old roof is sometimes exactly right, and sometimes it is throwing good money after bad. You should get to make that call with the evidence in front of you.

How quickly can someone come out for an active leak?
Active water entry is triaged ahead of scheduled inspections, and the storm response line is answered outside business hours. Tarping is often the first visit, with a proper diagnosis to follow once conditions allow.
Do you repair roofs you did not install?
Yes. Most repair work is on roofs installed by somebody else. The inspection tells us what system we are working with before we quote anything.
