Shingle Roofing
Shingle roofing, installed the way the rating assumes
A shingle's wind rating is not a property of the shingle. It is a property of the shingle installed exactly as the manufacturer specifies — nail count, nail placement, starter course and ridge treatment. Get any of those wrong and the number on the wrapper stops meaning anything.
Why people call
You are probably here because of one of these
You want the most common SWFL roof done properly
Architectural shingle is the default residential system here. The variable is not the product; it is the installation.
Your roof is 15+ years old
Granule loss in the gutters, cupped or curled tabs, and bare spots on south and west exposures are the signals to look for.
You are balancing cost against service life
Shingle is the lower up-front cost and the shorter service life. That trade is a legitimate choice, and it should be made deliberately.
Your HOA specifies a shingle appearance
Profile and color approval handled as part of the selection stage, before material is ordered.
Scope
What the work actually includes
Written out because this is the list an estimate should be comparable against — including the lines that are easy to leave off.
Enhanced nailing pattern
The six-nail pattern and placement the high-wind rating is conditioned on, applied across the whole roof rather than the areas that get inspected.
Starter course and ridge
Purpose-made starter strip at eaves and rakes, and matching hip and ridge — not field shingles cut down, which is a common shortcut that shows up in the first real wind.
Sealed underlayment assembly
Secondary water barrier appropriate to the deck and the wind zone, so a lost shingle does not immediately become a wet ceiling.
Ventilation reviewed, not assumed
Intake and exhaust checked as a system. Under-ventilated attics cook shingles from below and shorten the life you paid for.
Worth knowing
Why the nailing pattern is worth caring about
Four nails versus six is roughly a minute per bundle. Across a whole roof it is a meaningful saving for whoever is installing it, and it is invisible the moment the next course goes down. It is also the single most common reason a correctly-specified shingle roof underperforms its rating in a wind event. We photograph the pattern as we go.
Questions
Shingle Roofing — asked and answered
How long does a shingle roof last in this climate?
Less than the same shingle would last further north — UV, heat and storm exposure all shorten it. Ventilation and installation quality make more difference to the real number than the warranty length printed on the package.
Can you install over the existing shingles?
It is sometimes permitted and we generally advise against it. A layover hides the deck, adds weight, traps heat, and makes the next replacement more expensive. If you want it considered, the inspection will tell us whether it is even an option.
